In part one of this article, I covered the makeup of a dedicated motivated seller website, and how you need the page to have immediate impact on the site visitor, we do this by having a captivating headline, and subtext and a singular call to action which is button that opens a form so the motivated seller can put in their details and the details of the property. The page needs to be 100% dedicated to doing one thing and that’s converting the site visitor into a lead.

In my last article, I went into great detail on the top of the landing page. This is what the site visitor sees as soon as they access the site. This is the area we call 'Above The Fold'. 

So what about the rest of the site?

You’ll notice that everything needed for a site visitor to take action was at the top of the site and that's exactly how it should be. The headline, the benefit to the site visitor and the button that pens the form so they can leave their details and the details of the property.

Ove they have confirmed they are in the right place, the site visitor will want to increase their understanding you exactly what you are offering, how it works and what they need to do next.

This is when they will scroll down and get more information. The first thing they should see is some form of credibility, building authority and portraying reputation. So you could start with any any accreditations you have. You just need logo’s but these could be things like ‘napb, The National Association Of Property Buyers, The Property Ombudsman or ICO, The Information Commissioner’s Office.

Under that introduce who you are, your team etc. You really want to keep this short, this is there to build confidence and to show you are a serious organisation that can deliver on their promise. It’s not about you, it’s about what you can offer the site visitor, in this case a motivated seller.

Then you want some short form, but informative information, again showing the benefits of working with you rather than anyone else or even thinking about going down the estate agent route.

Now, all down the page you will have the call to action button which opens the form in a pop up..

This is the only action the site visitor can take, there is literally nothing else, no links, no ads, no sidebar. Remember the page is 100% dedicated to do that one thing, convert the site visitor, that’s it

Now let’s talk about the form. The ones we use for our clients use just 8 fields

First Name, Last name, Email and Telephone number. This gives you everything you need to contact the motivated seller. The next section is the details of the property. First line of address, Town/City, County and Post Code. 

So now you have their contact details and the address, now the most important information in the address fields are the first and last, the first line of the address and the postcode. From this you can find the property and do you due diligence.. If it’s in your area you can take a look at it from the outside. If not you have google maps which will give you a good idea of the area, the road and the position of the house.

You also have the phone number so you can call the vendor to discuss their situation and ask for some info on the property.

The Technology

And as for the technology, you’ll need an autoresponder so you can automatically respond to their sign up with a return email acknowledging you received their information.

When we put this in place for our clients we link this information to our pipeline software which tracks motivated sellers throughout the purchasing process. It also enables us to automate pre written emails triggered by the pipeline so whatever they decide to do they get the appropriate email communication..

By that I mean if they decide to take you up on your offer you simply move them in the pipeline and that will trigger an email with all the relevant information, if they decline your offer again you move them to ‘OFFER DECLINED’ in the pipeline and an email will be triggered confirming that your offer was declined, that you understand and to let you know if their situation changes.

The way we set up the automation, is that a further email will go out a few weeks later, asking if they have sold the property? And another after another 30 to 40 days again asking if they have sold and if not would you like to pick up where you left off.

This follow up sequence is incredibly important. I can’t tell you the amount of properties you will pick up on this simple follow up sequence. Don’t do this manually, automate so the followup actually happens and you don’t have to worry about it.
